The following information is provided to promote an enjoyable living environment for all residents at Princes Gardens. Jamesons Strata Management manages all common property repairs on behalf of the Owners Corporation. Owners please use contacts below. Tenants please contact your agent.
Any non-urgent repairs can be submitted via the Maintenance Request Form on the Jamesons Strata Management website.
For urgent repairs to common property during business hours call the Jamesons Strata Management office on 02 8969 3300.
For urgent repairs outside of standard business hours call the appropriate tradesperson identified on the Emergency Trades List.
Important: This list is for use after hours and during holiday periods. Please use this list for EMERGENCIES only. If you call a contractor and it is not an emergency, you will be responsible for payment of the account.
Access to the grounds, car park, buildings and lifts is controlled by security fob.
The number of security fobs available to each apartment is restricted. Each fob requires a deposit of $100 plus a $50 programming fee. This fee is paid to Jamesons Strata Management and the key is issued through the on-site Building Manager’s office. View key policy and procedure >>
Building management does not hold keys to individual apartments. If you are locked out of your apartment, contact a locksmith on the Emergency Trades List. This is at your own cost.
If the lift is out of service access/exit the building via the fire stairs.
If there is a problem with the car park roller shutter refer to the Emergency Trades List for contractor details.
The intercom system allows residents to provide remote access through the front gate, foyer door and level of apartment. Entry to the car park is not available – residents must meet their guest outside the roller shutter to provide access.
Small bags of rubbish can be placed in the garbage chutes located on each floor - please do not use these after 10pm at night as they can be noisy and disturb other residents. For larger items please use the garbage/recycle centres located on Level B1. Take care to ensure garbage bags do not drip when carried through common areas. Please be mindful of your neighbours and avoid slamming chute doors and dropping glass bottles and other recyclable items down the chute.
Recyclable items are to be placed in the designated bins. Cardboard boxes should be flattened and stacked neatly in or beside the bins. Clothing can be placed in the clothing collection bin located in the loading bay near the car park entrance.
It is illegal to dump whitegoods, furniture and bulky items in the garbage area. These items should be moved to the top of the driveway on the left hand side for collection on Tuesdays. Council collection can be arranged by contacting 1300 651 301 or the on-site Building Manager’s office. Residents caught illegally dumping will be charged for the cost of rubbish removal.
Balconies are highly visible and must be kept tidy and not used for storage or hanging washing. Fines apply.
Noise, including talking and music, must be kept to a minimum after 10pm to minimise disruption to neighbours. Please be aware that quiet talking on balconies late in the evening still creates significant noise disturbance for other residents.
Each apartment is fitted with its own fire alarm and is inspected periodically. If the building fire alarm is activated, leave your apartment (if safe to do so), ensuring the front door is closed behind you and exit the building via the fire stairs. The meeting point is the lawn area in front of Cleveland House. Please remain here until advised it is safe to re-enter the building.
Access to the gym and pool area is at own risk.
Gym keys are available from the on-site Building Manager’s office. The cost per key is $150 including a $100 refundable deposit plus a non-refundable $50 administration fee. Report any damage to equipment and use a towel to wipe down equipment immediately after use.
Access to the pool, spa and sauna is from 6am–10pm daily using your security fob. Access is not available outside of these hours. No glass is permitted inside the pool area.
Letterbox access is via the gate adjacent to the main entry on Chalmers Street using your security fob. Each letterbox has its own key – do not leave keys or valuable items in your letterbox. A bin is provided for unwanted advertising material.
Moving in or out of Princes Gardens must be done via the car park basements (not the building foyers) between the hours of 8am–5pm, Monday to Saturday. Moving is not allowed on Sundays or public holidays. The removal truck cannot enter the car park due to height restrictions and will need to remain in the rear laneway (Pembroke Street) at the top of the driveway.
You are required to book a moving time in advance and use protective lift covers, which must be organised with the Building Manager to avoid damage to lift interiors. Be advised that both lifts have CCTV and you will be recorded. Take care to avoid damage to common property – residents causing damage or mess will be charged for repairs and cleaning. The NBN is available through a Fibre to the Building (FTTB) connection. TPG’s FTTB service is also available. Contact your preferred provider to arrange connection.
Residents are permitted to keep a small animal within their lot. The conditions are outlined in the by-laws and residents must complete and return the request to keep a pet form to seek approval and register the details of their pet.
Any owner or occupier intending to undertake work within their apartment, such as bathroom, kitchen or flooring renovation, must seek approval from the Owners Corporation as required by the building by-laws. View by-laws >>
Princes Gardens is a residential strata building with a by-law that specifically prohibits short-term letting through services such as Airbnb. An owner or occupier may only lease or sub-lease their lot for a fixed term of at least 90 days. Failure to comply will result in fines and/or termination of rental agreement.
Visitor parking is located on Level B3 and are available for short-term use only. Residents are not permitted to park in these spaces and fines apply for improper use.
